The order of the real estate auction. We will sell Tracts 1 through 8 first by the acre using the choice method, then sell Tract 9 by the total dollar amount.
All the 9 Tracts of the Eastwood Property will be sold from the Homan Farm auction location, starting at 10 AM.

SELLING 4 Farms in 9 Tracts totaling 516 +/- Acres – ranging from 5 acres to 97 acres, all with direct access to county roads. The property is being surveyed as soon as the new surveyed acreages are available, we will adjust the tract acreages to the new survey totals.
TRACT 1
97 +/- Acres in Township 44N, Range 17W, Section 21 of Morgan County and Township 44N, Range 17W, Section 22 of Moniteau County. This tract is the Old Homan Farm and it has an abandoned homestead with a house, some support buildings and a grain bin. It is accessed off Short Road in the southwest corner. It also has frontage on Highway 5. This tract includes some cropland with the balance in woods, wooded fence rows and the Moreau Creek that lies all along the south boundary. The two upper fields are currently being used for grazing and hay production and the lower field along the creek is in soybeans. This tract has a pond and is fenced and cross fenced. There is a rural water meter at the homestead.
NOTE : The Morgan/Moniteau County FSA Office calls for 129.49 of cropland on this farm which includes Tracts 1, 2 and 3.
TRACT 2
56 +/- Acres in Township 44N, Range 17W, Section 21 & 22 of Morgan County and Township 44N, Range 17W, Section 22 of Moniteau County with frontage on Short Road along the west end and frontage and access off Green Meadow Road which runs along the south side. The Moreau Creek is the north boundary. There is a wooded draw and creek bank on the tract with the balance in row crop production.
TRACT 3
31+/- Acres in Township 44N, Range 17W, Section 21 & 23 of Morgan County that lies between Highway 5 and Short Road. Moreau Creek runs through this tract which is primarily open and currently in crop production or permanent grass pasture. This tract is bordered on Highway 5 that runs along the entire west side and on the east side by Short Road.
TRACT 4
Location: From Versailles, Mo take Highway 5 north 4 1/4 miles to Harrison Road, turn left and go 1/4 mile west to the farm on the left. Tract 4 consists of 60 +/- acres in Township 43N, Range 17W, Section 8 of Morgan County. This tract has frontage all along the north end on Harrison Road and is virtually all open, terraced and fenced and currently in permanent pasture. There is a deep well on this tract. The Morgan/Moniteau County FSA Office calls for 58.03 acres of crop land on this tract.
DIRECTIONS to TRACTS 5, 7, 8 and 9 located at 12235 Highway 5, Versailles, MO. From Versailles, MO go north 4 miles on Highway 5 to the Eastwood Property on both sides of the road OR from Tipton, MO go south 10.5 miles on Highway 5 to the Eastwood Property on both sides of the road.
TRACT 5
Consists of 68 +/- acres and lies on the west side of Highway 5. This tract has frontage and access off Highway 5 which runs down the entire east side of the tract and also off Harrison Road that runs along the entire north side of this tract. It is fenced and cross fenced and currently used for hay production and grazing. It is primarily open with some scattered trees and wooded draws.
TRACT 6
Directions to Tract 6- From Versailles, MO take Highway 5 north 3 miles to Truman Road, turn left and go west 1 mile to the property on the right.
Tract 6 consists of 80 +/- Acres in Township 43N, Range 17W, Section 18 of Morgan County. This tract has frontage and access from Graystone Road that runs along the west side and Truman Road that runs the entire length of the south border. This tract is in permanent pasture, fenced and currently being used for grazing and hay production. There is a deep well on this tract. The Morgan/ Moniteau County FSA Office calls for 56.75 acres of crop land on this tract.
TRACT 7
Consists of 42+/- acres that lie right on Highway 5 which runs all along the west side of the tract. It has access from Highway 5 in the very southwest corner. It is primarily open and currently being used for hay production and grazing.
TRACT 8
Consists of 80 +/- acres that lie on the backside of the farm with frontage and access off of Mount Zion Road. This tract is basically open and currently being used for hay production and grazing. There are a couple wooded draws and scattered trees.
TRACT 9
Consists of 5+/- acres with the house and agricultural support buildings. Tract 9 has frontage and an existing driveway directly off Highway 5. The house is located at 12235 Highway 5, Versailles, Missouri 65084. The ranch stye brick home was built in 1960 and consist of 1,920 sq. ft. with a metal roof, garage and has been occupied by a tenant.
In addition, there is a large hip roof barn and other various support buildings.
NOTE: The Morgan County FSA Office says there is total of 183.47 acres of crop land on TRACTS 6,7,8 and 9.
TERMS & CONDITIONS: 10% Down sale day with the balance due at closing in 30 days or less. Full possession will be given January 1, 2025. The seller is retaining all 2024 incomes and pay all 2024 property taxes. The cost for title commitments, deed work, closing costs and title insurance will be split 50/50 between the seller and buyer.
NOTE: There are some cattle feeders, troughs, panels, gates and various other items of cattle equipment scattered on the Eastwood Properties, they belong to the current farm tenant and will not be conveyed with the real property.

NOTE: A tent has been rented to use for sale activities in case of inclement weather.
AUCTIONEER NOTE: Normal farm operations stopped approximately 13 years ago so most of the farm operation was leased out so the equipment has not be used, serviced or maintained since that time.
