149 +/- Acres located in Township 54N, Range 15W, Section 1 of Randolph County MO. The property will be offered in three tracts ranging from 5 acres with the homestead to 114 acres of crop and pasture land.
TRACT 1: consist of 5 acres with frontage on Randolph County Road 1270, this tract has Thomas Hill rural water, septic tank with leach field, electric from Macon Rural Electric, Chariton Valley High Speed 5G internet service and is in the Huntsville School District. Improvements include a 1600+/- sq. ft. four-bedroom, two bath shouse that Shane had built in 2015. This is a quality home with lots of energy saving features. The shouse was constructed by Danny Warren and is a pole frame structure with metal roof and sides, thermal pane windows and doors and is well insulated for extra comfort and efficiency. The propane tank is leased and will not be sold with the property.
