Directions to Tracts 1 to 6 The Clark County Farm located in Township 63N, Range 8W, Sections 11,12, 13 and 14 of Clark County Missouri
Directions: From the junction of 81/136 on the south edge of Kahoka, MO turn south on Highway 81 and go south 4.5 miles to Highway D, turn west and go 2 3/4 miles to Highway M, turn left and go south 5 miles to the junction of Highway FF and Highway M to Tract 1 OR from Williamstown, MO take Highway E east 2 miles to Highway M, turn left and go north 2 miles to the junction of Highway FF and Highway M, Tract 1 is on the right.
When viewing the Clark County Farm please be cogitative of the tenant rights, shut the gates and don’t run through the fence or disturb the cows.
TRACT 1: Consists of 162.37 acres and according to the FSA Office there are 144.76 tillable/open acres. Tract One lies in the southeast corner of the junction of Highway FF and Highway M. This tract is primarily open and the bulk of it has been used for crop production. The balance is in permanent pasture and hay production, wooded draws, fence rows and an abandoned homestead. The crop ground is partially tile terraced and there is an open front Morton machine shed on it.
Tract 1
TRACT 2: Consists of 83.67 acres and according to the FSA Office there are 51.83 tillable/open acres that lie just east of the junction of Highway FF and Highway M (Tract 1) approximately 3/4 mile. This tract has frontage on the north end along Highway FF and has frontage and access along the entire length of the east side of Clark County Road 346 NS. This tract is wooded along the highway and opens up toward the south end where it is in permanent pasture and hay production.
TRACT 3: Consists of 244.07 acres and according to the FSA Office there are 159.99 tillable/open acres that lies next to Tract 2 with frontage and access off Highway FF on the north and Clark County Road 346 NS on the west side. This tract is primarily open and currently being used for hay production and permanent pasture. The balance is woods, wooded fence rows, creek banks and three ponds.
TRACT 4: Consists of 228.07 acres total and according to the FSA office 186.77 tillable/open acres. Tract 4 lies 1/4 mile east of Highway M at the end of Clark County Road 399 EW. This is referred to as the old Tucker Place. It has the original homestead. The house is abandoned, however there are still four grain bins, two rib stone silos, some livestock and machinery buildings and some functioning cattle facilities including fences, pens and permanent troughs. The cropland is partially terraced with drains.
The present tenant has lots of big round and big square hay bales stored on Tract 4. They will not convey with the property.
TRACT 5: Consists of 82.49 acres with 57.14 acres tillable/open according to the FSA Office, it lies just south of Tract 2 and east of Tract 4. It will be accessed from Clark County Road 346 NS in the northeast corner. The bulk of this tract is open and currently in crop production with the balance in woods and wooded creek banks.
TRACT 6: Consists of 82.96 acres with the FSA Office calling 63.23 acres tillable/open. This tract joins Tract 3 on the north side and Tract 5 on the west, it will be accessed off the south end of Clark County Road 346 NS. The tillable acres are partially tile terraced and there is a pole frame machine shed at the end of the county road.
Tract 2, 3, 4, 5, 6
NOTE: Clark County rural water runs along Highway M and down to the end of 399 EW and down Highway FF. Fiber Optic Cable runs along Highway M.
The grass pasture and hay ground on Tracts 2,3,4 and 5 of the Clark County Farm are currently under a lease until April 30, 2021 at such time as the lease expires the new buyers will get full possession of these tracts. Full possession of cropland will be given at closing.
There is some temporary high tensile fence on Tracts 2,3,4 and 5. This fence and related items will be retained by the tenant.
TRACTS 7 through 23 are all located in Lewis County, Missouri
NOTE: Tracts 7 & 23 share one rural water meter out by the road. The water meter will be sold with Tract 23 and if Tract 7 is sold to a separate buyer there will be no obligation for the new owner of Tract 23 to furnish water to Tract 7.
TRACT 7: Located in Township 62N, Range 6W, Section 27 in Lewis County MO. .
NOTE: We are currently in negotiations with the Eagles Lodge to trade small encroachment on Tract 10 for easement from 170th Street to the North end of Tract 7.
Directions to Tract 7: from the north edge of Canton, MO at Highway 16 exit, go west 100 yards to Highway 81, turn right and go north 1/10 of a mile to Old Highway 16, turn left and go west 1/4 mile to property on the right.
Tract 7 consists of 141.35 acres and according to the FSA office there are 85.5 acres tillable/open and currently in row crop, the balance consists of woods, wooded draws, drainage area, ponds, grain bin and shop area. This tract has frontage and access off Old Highway 16 on the south end.
Improvements include two 6,000-bushel grain bins with perforated floors, 6” unloading augers. One bin has an LPG heater and fan and the other has a fan only. The bins had grain in them in the Spring of 2020. Also, on Tract 7 is a 32 ft. x 50 ft. pole frame machine shed/ shop with metal siding, roof, full concrete floor and a double roll back door and a one single rollback door, 110v and 220v electric and fluorescent lights.
The electric meter for Tract 7 is located on the pole in front of the house on Tract 23.
TRACTS 8, 9 and 10:
Located in Township 62N, Range 6W, Sections 20, 21 and 28 of Lewis County, MO. Directions: From the north Canton Exit on Highway 61, turn west and go 100 yards to Highway 81, turn right and go north 1 1/2 miles to Lewis County Road 438 (165th Street), turn left and go west approximately 1/4 mile to the property on the left.
TRACT 8: Consists of 84.26 acres that lays at the very west end of the road and will have access off Lewis County Road 438 (165th Street) in the northeast corner. This tract is virtually all wooded with the Wyaconda River running through it. Access to the west of this tract will be via the Wyaconda River.
Tract 8
TRACT 9: The Old Silo Tract consists of 186.19 acres and according to the FSA office it has 139.61 acres tillable/open and currently in crop production. This tract is partially terraced and has frontage and access from Lewis County Road 438 (165th Street) on the north and frontage on the Wyaconda River on the south. The balance of Tract 9 is in wooded river banks, woods, drainage areas and some open acres used for hay production.
There is also a functioning 12,000-bushel grain bin with perforated floor, fan and heater located in the very northwest corner of the tract, near the county road.
Tract 9
TRACT 10: Consists of 156.79 acres with the FSA Office calling 84.66 acres tillable/open and in permanent pasture and hay production. The balance is wooded draws, woods and two ponds. Tract 10 has cattle tight 6-barb wire fence along the north end. This tract has frontage and access off Lewis County Road 438 (165th Street) along the north side.
TRACTS 11,12 and 13:
Located in Township 62N, Range 6W, Sections 8 and 17 in Lewis County MO. Directions to these tracts from the north Canton, MO Exit on Highway 61, exit and go west 100 yards to Highway 81, turn right and go north 3 1/2 miles to Lewis County Road 429 (Orange Road) turn left and go west 1/4 mile to the property on both sides of the road.
TRACT 11: Lays on the north side of the county road and consists of 31.17 acres and according to the FSA Office between Tract 11 & 12 there are 39.98 tillable/open acres. Access will be from the County Road. This tract has an old homestead that is not occupied. However, there is electric to the old house and a water meter in place.
TRACT 12: This tract lies on the north side of the road and will have frontage and access along the south end of the County Road. This tract consists of 24.36 total acres and according to the FSA Office between Tract 11 & 12 there are 39.98 tillable/open acres. The balance is in wooded fence rows, draws and woods.
TRACT 13: Consists of 84.23 total acres with 25.16 tillable/open acres according to the FSA Office. This tract lies directly across the road from Tracts 11 and 12. This tract fronts and has access from the County Road along the north and west sides, the remainder of this tract is in wooded draws, wooded river banks and timber. The south and west boundaries will be the Wyaconda River.
NOTE: The rural water line runs along the south side of the Lewis County Road 429 (Orange Road).
NOTE on TRACTS 13 and 14: These tracts are separated by the Wyaconda River, however the bridge is out on Lewis County Road 429 (Orange Road), so you have to go back to Highway 16 to get access between the tracts.
TRACTS 14, 15, 16, 17:
Located in Township 62N, Range 6W, Sections 17 and 20 in Lewis County, MO. Directions: From the north Canton, MO Exit on Highway 61 turn and go west 3 miles to Highway F, turn right and go north 2 miles to Lewis County Road 429 (Orange Road), turn right and go east 1/2 mile to Tract 15 on the right.
TRACT 14: Consists of 57.79 acres with 24.06 tillable/open acres according to the FSA Office and the balance is in woods, wooded fence rows and wooded river bank. This tract will be accessed in the very southwest corner off of the unnamed private road. The open portion of Tract 14 is currently in permanent grass and being used for hay production.
Tract 13 & 14
TRACT 15: Consists of 16.83 total acres with 5.53 acres tillable/open on the east side according to the FSA Office. Tract 15 has frontage along the north side on Lewis County Road 429 (Orange Road) and will access in the very northwest corner over an unnamed private road that runs along the west and south sides. Tract 15 is all wooded on the west side with some open ground on the east side that is being used for hay production. There is a power line on the east side.
TRACT 16: consists of 60.68 acres total with 54.4 tillable/open acres between Tract 16 & 17 according to the FSA Office and currently in crop production. This tract will be accessed over an unnamed private road leading from Lewis County 429 ( Orange Road) that runs all along the north side. The balance of Tract 16 is in wooded draws and woods. Part of the tract is in permanent grass and being used for hay production.
TRACT 17: Consists of 81.51 acres with 54.4 tillable/open acres between Tract 16 & 17 and currently in crop production on the north end according to the FSA office. The remainder is in heavy timber. This tract has Wyaconda River frontage in the very northeast corner. Tract 17 will be accessed from an unnamed private road that runs all along the north side of the property.
NOTE: There is a public water line that runs along the east side of Lewis County Road 429 (Orange Road).
TRACT 18: Located in Township 62N, Range 9W, Sections 5,6, and 7 in Lewis County MO. Directions from LaBelle, MO go north on Highway K 3 3/4 miles to Lewis County Road 382, turn left and go west 1 ½ miles to Lewis County Road 391, turn and go north 3/4 mile to the property.
Tract 18 consist of 128.39 acres total with 83.50 tillable/open acres and in crop production according to the FSA Office. The south portion of Tract 18 is wooded, the north portion is in crop production. It is accessed on the south end from Lewis County Road 391 ( 185th Street). This tract has frontage on the Middle Fabius River, it is virtually an island with frontage on the west, north and east sides.
TRACT 19, 20, 21 and 22:
Located in Township 62N, Range 6W, Section 27 in Lewis County, MO. From Canton, Mo exit on Highway 16 go west 100 yards to Highway 81, turn and go north ¼ mile to public road that turns to the left, go a short distance west to the property. According to the FSA Office there are 9.04 tillable/open acres between Tracts 19,20, 21 and 22.
Tract 19: Consists of 3.63 acres and will be accessed off the public road that runs along the east side. This tract is primarily open and currently in hay production with a band of timber along the east and north sides.
TRACT 20: Consists of 3.17 acres and will be accessed off the public road that runs along the east side. This tract is virtually all open and currently in hay production with only a narrow strip of timber along the west side.
TRACT 21: Consists of 3.11 acres and will be accessed off the public road that runs along the east side. It is basically open and currently in hay production with a nice size pond on it and small patch of woods in the northwest corner.
TRACT 22: Consists of 3.02 acres and will be accessed off the public road that runs along the north side. It is all open and currently in hay production.
These four tracts are for individually ideal for residential development or if combined make a very nice property for recreation or hay production with a great location close to Canton, Missouri and Highway 63.
Tract 19, 20, 21, 22
TRACT 23: The Logsdon Homestead, located at 31456 Old Highway 16 at Canton, MO. Directions from the north edge of Canton, MO at Hwy. 16 exit, go west 100 yards to Hwy. 81, turn right and go north 1/10 of a mile to Old Hwy. 16, turn left and go west 1/4 mile to house on the right.
This tract consists of 6.4 acres in Township 62N, Range 6W, Section 27 of Lewis County MO. The tract has a story and a half frame house, with two bedrooms and one full bath with shower/ tub combination and a large upstairs room that is currently being used for a bedroom. In addition, the main floor has a large family / living room with masonry fireplace and large picture window that face south. METHOD OF SALE:
Tracts 1 through 22 of the Logsdon Property will be sold by the acre using the choice method. This gives the successful bidder the opportunity to take any individual tract, combination of tracts or the entire offering.
SURVEY:
There has been a new survey commissioned on the Logsdon Properties and we will adjust the tract acreages to the new surveyed amounts.
TERMS & CONDITIONS:
10% Down sale day with balance due at closing in 30 days or less and possession given at closing. Title insurance premium, deed preparation, title search and closing costs to be split 50/50 between buyers and seller. 2021 Property taxes will be paid by the buyers. The new buyer will get all the 2021 income.
