Tract 1

enlargePROPERTY LOCATION for TRACT 1:  From 4-way stop in Center, MO take Hwy. 19 east 4 1/4 miles to the farm on the left (in the northeast corner of Hwy. 19 & Ralls County Creek Road)

Tract 1: 87.72 +/- Acres to be sold in one tract located in T55N, R5W, Section 15 in Ralls County, MO The property has frontage all along the southside on Hwy. 19 and all along the west side is Creek Road. The Ralls County FSA Office calls 83.20 acres tillable that are currently in crop production.
There is a small triangle piece on the north line that is not tillable. There is a rectangle piece on the south side along Hwy. 19 with a residence on it that does not convey with the McClintock property.
The 2019 crop tenancy terminates at the end of 2019 so the new buyer will get all crop tenancy rights for 2020 and beyond.

Tract 2

enlargePROPERTY LOCATION for TRACT 2:  From the 4-way stop in Perry, MO take Hwy. B south 4 miles to Fagan Road, turn right and go north one mile to the property on the left.

Tract 2: 240 +/- Acres to be sold in one tract located in T53N, R7W, Sections 5 and 8 in Ralls County, MO. This tract has frontage and access off Fagan Road along the east side.
According to the Ralls County FSA Office there is 225.48 acres are tillable and are currently in row crop, the balance is in a homestead, wooded draws and waterways. There are 6.80 acres in CRP with an annual payment of $1,200 that expires on September 30, 2025.
Tract 2 has a two-story frame house on it that is currently occupied by a residential tenant. In addition, there are some other agriculture support building on this tract.
Rural water is available along Fagan Road and there is electricity at the homestead.
Tract 2 has a $175.00 per acre cash rent contract on it for the 2020 and 2021 crop years, that will be conveyed with the property.

10% Day of auction with the balance due and possession given at closing, subject to current farm tenant rights. The seller will retain all the 2019 crop income and pay all the 2019 property taxes. The new buyer will pay all 2020 and future taxes. The cost of title search, preparation and title insurance premium will be split 50/50 between the seller and buyer(s).
