We will start the auction at 10:00 AM on the shop and hand tools and misc. At 12 Noon we will sell the real estate, then sell the guns, the tractor and machinery and finish up on household furniture and misc.

enlargeThe 80 +/- acres are located at 13639 MCR 1170, Madison, MO 65263 in Township 55N, Range 12W, Section 15 in Monroe County Missouri. The property will be offered in two tracts. Tract 1 will be the house, outbuildings and 5 +/- Acres and Tract 2 will be the remaining 75+/- acres. Tract 1 will be sold first in a single unit by the total dollar, then Tract 2 will be sold by the acre.
 
If the tracts are purchased separately, the seller will provide a survey at the seller's cost. Tract 1 will remain 5 acres and Tract 2 will be adjusted to reflect the exact surveyed acres. In the event that the same buyer purchases both, then the property will be conveyed off the exiting legal description.

Tract 1:
enlarge      The house and 5 +/- acres located in the northwest corner of the property with road frontage and access on MCR 1170.
     The home is a lovely structure built in 2000 and consists of 2,143 sq. ft. of living space plus a two-car attached garage and full walk-out basement. The house has three large bedrooms and two full baths. The master bedroom is located on the west end of the house and has a large walk-in closet and master bath with whirlpool tub and walk-in shower. The other two bedrooms are on the east end of the house, each has a large closet and a full bath between them.
     The house has a large kitchen/dining/living room area with vaulted ceiling. The kitchen has beautiful oak cabinets with an appliance garage, Formica counter tops, back splash and rolled front. There is also a very functional matching oak island with overhang for convenient sitting for dining.

     The living room has built-in bookcases, a masonry fireplace with brick hearth, heat-a-lator and woodburning insert. This area also includes a large area for your dining table.
      There is a fully finished 14' x 20' sunroom on the back of the house with tile flooring, walk-out door and year-around thermal pane windows. The sunroom has its own air conditioning unit and is accessed through a sliding door out of the dining area,

The CRP contract runs until 2027 and pays $170.55 per acre per year. The balance of the tract is in timber. The entire property is in the Madison C-3 School District.
 
 Terms 
10% Down day of the auction, balance due and possession given at closing in 30 days or less. The cost of the title preparation, title insurance and closing will be split 50/50 between the buyer and seller. The 2019 property taxes will be pro-rated to the date of closing. (The 2018 real estate taxes were $1,852.63). The new buyer will be required to accept the current CRP contract and the 2019 payment will be pro-rated to the date of closing. There is .98 acre of CRP on Tract 1 and the same rules will apply to it.
