From the 4-way stop in Monroe City, Mo at the junction of Hwy. 36 & Hwy. 24, take Hwy. 24 south 4 miles to MCR 583, turn left and go south 1 mile to the property on the right.

40 +/- Acres located in Township 55N, Range 8W, Section 2 in Monroe County, MO to be offered by the acre in one single tract.

The property has frontage and access on MCR 583 on the east side, with two entrances, rural water and electric already there. (MCR 583 is a dead-end road with the Corp. ground being at the very end, just mile pasted the Club property).
The LPG tank is leased and does not convey with the property.
The property is open on the east end where the Morton Building and tracks are, then toward the back it is covered with mature timber, then on the very west end it is partially open. The Corp ground joins this property along the south side on the west end.
There is a 40 ft. x 60 ft. Morton Building on the property that was used for the Club's meetings, storage and sporting events. The building has 10 ft. side walls, is insulated, has a full concrete floor, two restrooms, heating and cooling system, electric, a drop ceiling and paneled walls. There are two walk-in doors, one 12 ft. roll back door, thermal pane windows and ceiling lights.
There is a 14 ft. x 40 ft. room on the south end that is finished and used for a meeting room. It has a small bar and a kitchenette with sink. The balance of the building is open and was basically used for storage.
There is a permanent outdoor toilet building on the north side of the track and an enclosed announcer tower on the east end of the track.

NOTE: We will convey off the existing legal description and use 40 acres for the contract multiplier and closing figure.
 Terms & Conditions 
10% Down day of the auction with the balance due and possession given at closing in 30 days or less. 2020 Property taxes will be pro-rated to the date of closing. (2019 Property taxes were $395.23). The cost of deed preparation, title work and title insurance premium will be split 50/50 between the Seller and Buyer.
