Tract Description
 

The Northwest corner of this farm contains approximately 16 acres m/l that is west of HWY D and 14.46 acres m/l is tillable, currently in soybeans. The balance of the farm is bordered by HWY D on the West and Old Santa Fe Trail on the South, containing 144 acres m/l with 128.17 as FSA Tillable. The farm has mile blacktop frontage and mile of gravel road frontage. A very small portion of the farm lies in Section 25 at the Southeast corner of the parcel.

The main home on the property was occupied as late as April, 2017. It is a 6 room house with a basement containing storage and the hot water heater. Heat for this home is Hot Water Pipes and Radiator. There is no AC however Window Units were used both up and down stairs. A ramp for handicap accessibility is on the East porch entrance. This home is a stately and unique old home that is very livable however upgrades and repairs will be necessary.

The flag pole in front of the home is in a sleeve and will be removed by closing.

The home on the East side of the farmstead was last lived in approximately 10 years ago. It is a 5 room house with propane heat furnace and central air. It has a single bath and the furnace and AC are older units and have not been on active for a long period of time so there viability is unknown. As in the case of the family home, this farm house is very livable however upgrades and repairs will be necessary.

The out buildings are in good shape and the two grain bins are each 3300 bu. Capacity with good floors and fans. The 40' x 80' Machine Shed is in excellent condition. A unique hand cut log and mortar crib is one of the usable buildings on this clean, well taken care of farmstead.

As mentioned, the farming and conservation practices on this farm have been second to none. Harold was both innovative and willing to see that the farm looked good and functioned at the highest level. This point is driven home when you view the two 35 ft. drainage dams that were constructed per Soil Conservation Service design to accommodate the water capable of coming off the farm ground and terrace. When you view the farm make a point to follow the north farm road from the farmstead to the waterway going east and look at the drainage receptacle.
