consists of approximately 5 +/- acres and the homestead. This piece has road frontage on Ralls County 181, rural water on the north side of the road and a deep well.

This tract has lots of improvements including a very nice well maintained 1398 sq. ft., one and a half story, two bedroom, one bath home with full basement and a functional second story with a finished room that could serve as a third bedroom and lots of eave storage. The house is very comfortable with lots of cabinet space, carpeted floors, large front porch, LPG floor furnace and several window A/C units. The home has aluminum storm windows, vinyl siding and a new metal roof. Anna Lue is a great housekeeper and the house is immaculate and beautifully decorated, it will make some family a great place to live.

The 500 gallon LPG is owned by the Rouses and will convey with the property.

Tract 1 also has a very nice Kamar 54 x 72 pole frame machine shed with a work bench and shop area; a large hip roof barn with loft and side sheds and a very functional detached garage/carport that also serves as a work shop, with automatic door opener.

Other improvements include a 5500 bushel grain bin with floor, air, unloader; a 1750 bushel bin and a 1000 bushel bin and several other smaller livestock and storage buildings.

Tract 2
consists of 41 +/- acres and joins Tract 1 on the west side. It also has frontage on County Road 181. It is fenced and used primarily for permanent pasture and hay production. It has a nice-sized pond. This tract has lots of mature tress on it and a wooded draw, great for summer shade or cold weather protection.  It also has a year round spring.

Tracts 1 and 2 make a great combination for the family that wants a place in the country with a very comfortable home, functional building and enough ground to have that 4-H, FFA or other livestock project.

Tract 3
consists of 194 +/- acres w/ 145.8 acres tillable by FSA and it joins both Tracts 1 and 2. It is primarily open and currently in crop production. It fronts County Road 181 on the north end.  Tract 3 is also terraced and has waterways to help protect from top soil loss. This tract also has a couple farm ponds and just enough wooded draws, fence rows, edge area to provide some quality wildlife habitat.

There is additional acreage that would be tillable on this tract that has been used for hay and pasture.

These tracts make some great stand alone pieces of real estate or when combined make a great opportunity for someone to buy a complete farm with a high percentage tillable, some pasture and beautiful set of well maintained improvements.

Harold and Anna Lue bought this farm in 1971 and have worked tirelessly to maintain and improve it. The house sheds and barns have all been cared for and are ready for immediate occupancy.
