real estate consists of the house, barns
and other improvements located on 186.29
acres to be offered in three different
tracts just minutes north of Mexico,
Missouri off Highway J on Audrain County

TRACT
1: Consists of approximately 7
acres and a charming two story
frame home that was built in 1935. The
house has lots of character with its
beautiful trim, ornate stairway and
spacious rooms. The house has central air
and LPG heat and other modern amenities

basement, carport, lots of carpeted
flooring, in addition this tract has a

Access
to the house and Tract 1 will be from the
existing driveway off of Audrain County

along Audrain County Road 343. This tract

band of mature timber through the middle
and along a draw that runs to the
southeast corner. There is some CRP on

TRACT
3: This tract is the largest of the 3
Tracts and consist of approximately 142
acres. It will have frontage on
Audrain County Road 343 in between Tracts
1 and 2. Tract 3 is open on the east side
and has some CRP on it along with some
permanent pasture with scattered trees.
The Salt River runs through the back half
and it is primarily all mature timber.
Together this makes a great piece for
wildlife habitat with lots of permanent
cover, plenty of edge area and sufficient
open ground for food plots and crop. This
tract also has a nice well stocked pond.
